The long wait is finally over as HTLand Inc., a joint venture of Hong Kong Land, LLC and Cebu-based property developer Taft Properties Development Corporation, is set to launch Mandani Bay Quay Tower 3 on November 27 this year.
Four years from its official launching, six high-rise mixed-use buildings, including Quay Tower 3, are expected to be completed at the 49-acre waterfront site, transforming the historic Mandaue City in Cebu into a world-class lifestyle destination. Setting the trend similar to Singapore’s Reflections at Keppel Bay, Dubai’s Burj Khalifa, and Hong Kong’s Victoria Harbor, Mandani Bay Waterfront Development can become the next iconic master-planned community in the Philippines and Asia Pacific region. What’s making Mandani Bay highly interesting is that the place is only few minutes drive from prominent local landmarks, such as Parkmall, Cebu Doctors University, Singapore International School, and Chong Hua Hospital, Cebu IT Park among others.
For complete protection and privacy, Mandani Bay is strategically built within a progressive community with 24/7 security. The Quay Tower 3, which forms part of the prestigious condominium development, offers residents spacious living areas combined with world-class amenities including:
- The Main Boulevard
- The 300-meter Green Promenade
- The 500-meter Marina Bay
- Signature commercial and retail shops
- Interconnected parking facilities
- Feature Pavilion
- 50-meter Olympic-size pool and kid’s pool
- Outdoor decks, pool terrace, outdoor seating
- Private clubhouse
- Office amenities

- Outdoor fitness center and sports hall
The Mandani Bay Quay Tower 3 is a luxurious 36-storey residential building that will complete the Phase 2 of the 20-hectare massive waterfront township project in Mandaue City. It offers spacious studio-type units starting at 29 sqm and one-bedroom units ranging between 49.82 sqm and 65 sqm. Condo buyers may also choose among two-bedroom, three-bedroom, garden duplexes and penthouse units found in strategic building locations, either choice of mountain or waterfront views.
Built with comprehensive township planning and high value standards, Mandani Bay Quay Tower 3 will be offering interested buyers fully-furnished units for the first time, whose interiors are conceived by Hong Kong-based designer PTang Studio Ltd. PTang Studio is well-known for bagging the top awards this year at the Asia Pacific International Property Awards, earning them the stature as one of the best interior designers in Asia.
Discovering the special offers
A number of studio-type, studio Plus and one-bedroom units will be offered complete with basic home equipment to prospective investors at a moderate cost. Aside from this, Mandani Bay also offers semi-fully furnished condominium units for two-bedroom units and other unit types.
Studio-type units start at Php4.8 million while one bedroom units are initially offered at Php8.5 million. Reservations are still accepted for Mandani Bay Quay Tower 3 particularly on fully-equipped units. Basic inclusions include 42-inch TV, split-type air conditioning system, refrigerator, induction stove, four-seater dining set, and other essential home appliances.
Downpayment cost is 25% of the total contract price, payable up to 48 months with zero interest once approved. As compared to ready-to-move-in units, property investors will even get more savings if they choose to pay the introductory price, also payable up to 48 months.
The Mandani Bay Suites Towers, which belong to Phase one of the project, are expected to be turned over to its respective buyers by April 2020. Audrey Villa, Sales director of Mandani Bay, assured that the construction timeline of the waterfront development is always on track as projected.
According to Villa, majority of the Cebu’s real estate investors prefer to acquire fully-furnished units as they seem more practical and easier for them to move in. Fully-furnished units are also attractive to Overseas Filipino Workers (OFWs), celebrities, executive officials and national leaders of the country.
As per project timeline, the first residential tower for phase two will be completed by early 2022, while the next tower is set to be completed by the end of the year. Also, the target completion for the office condominium building of phase two is expected to be completed by early 2023 to be followed by the third residential tower at the end of the year.
Surprisingly, Mandani Bay Quay Tower 3 offers condo buyers more room for flexibility, which allows them to personalize their private space without breaking the bank.
Selected well-furnished units may allow residents to move more comfortably once their units are ready for turn over, according to Gilbert Ang, HTLand project director. “The Tower 3 will have all basic functions and will not restrict the owner’s character in the design of the studio,” he added.
Jeffrey Lun, the project advisor at HTLand, promised to continue Mandani Bay’s legacy to transform the province of Cebu into a world-class lifestyle hub by offering residents greater freedom of urban living close to nature.
Also, for the first time, Mandani Bay Quay Tower 3 will introduce a specialized app designed exclusively for its residents, providing high-tech accessibility features and security mechanisms for their property. With this beneficial app, condo owners can settle their condominium fees in advance, secure their units and view their interiors using mobile phones.
Facing west side, the third residential tower will feature six high-speed elevators to go along with a grand condo lobby on the ground floor. Residents may also have easy access to different active zones within Quay Tower 3 where they can explore new adventures or share family time. Here in Mandani Bay, residents get the chance to enjoy hotel-like living experience with full access to premium condo amenities right at the heart of Mandaue.
Colliers International Philippines, a well-recognized real estate research firm, sees a bright future for the housing sector in Cebu, specifically in the condominium sales. In the unit sales of Mandani Bay alone, eighty-eight percent of more than 5,000 units are reportedly sold out.
In celebration of Mandani Bay’s five successful years in the real estate business, the third tower of phase two will be unveiled along with a one-night thanksgiving concert dedicated to all stakeholders to be held on Wednesday, November 27, 2019, at the Tent at Mandani Bay. The exclusive event will feature Mr. Pure Energy Gary Valenciano and Philippines Soul Princess Jonalyn Viray. Two free tickets will be given away to each unit owner.
